Road Trip!: A Dozen Texas Eccentrics Visit Sin City in the Towne ...

The first play of the Towne Players of Garner?s 2013 season is Tuna Does Vegas, a madcap comedy penned by Jaston Williams, Joe Sears, and Ed Howard and sassily staged in Garner by Towne Players artistic director Beth Honeycutt. This knee-slapping community-theater production of Messrs. Williams, Sears, and Howard?s third sequel to Greater Tuna? (1981) stars Greg Flowers and Tim Stancil as radio station OKKK?s crusty conservative disc jockeys Thurston Wheelis and Arles Struvie and a dozen or so other eccentric denizens of the ?third-smallest town in Texas? who experience an epic case of culture shock when they travel to Sin City.

Tim Stancil is a hoot as DJ Arles Struvie, who acts uncharacteristically romantic when he whisks his wife (the former Bertha Bumiller) away to Vegas to renew their wedding vows on Valentine?s Day. He is also hilarious as tough-as-a-nickel steak Didi?s Used Weapons owner Didi Snavely (her motto: ?If we can?t kill it, it?s immortal?), Greater Tuna Humane Society employee and all-around do-gooder Petey Fisk, town snob and Smut-Snatchers of the New Order vice president Vera Carp, Tastee Kreme Diner waitress Helen Bedd, and Hula Chateaux concierge Anna Conda and acupuncturist Wo Hu.

Greg Flowers is delightful as DJ Thurston Wheelis; second honeymooner Bertha Bumiller Struvie; high-strung Tuna, TX drama teacher Joe Bob Lipsey; and especially Bertha Bumiller?s curmudgeonly aunt Pearl Burras, who secretly poisons her neighborhood?s dogs. Aunt Pearl?s unexpected encounter with a porn channel on her hotel-room TV is a wordless wonder in which Aunt Pearl?s facial expression changes from horror to curiosity.

Tuna Does Vegas is a frisky romp through familiar territory, but there are plenty of surprise twists. This time, ?What Happens in Vegas ?? does not ?[Stay] in Vegas,? much to the delight of Triangle theatergoers. The show concludes its all-too-brief two-weekend run at 2 and 8 p.m. today in the Garner Performing Arts Center (formerly Garner Historic Auditorium).

Dr. Suzanne Steinbaum: Living From the Heart: Demoting Your Brain as CEO

We all have a thought that can slip in and become our one worst enemy. Sometimes it's "I can't," and other times it's "I tried." Either way, these simple thoughts can sabotage our best intentions. I see the "I can't" and "I tried" people in my office often. They start a diet, and fail; begin an exercise program, then quit; make a vow to do something positive for themselves, but get deterred in one way or another and get off course. We all have a little bit of this in us, but the truth is that there is nothing more powerful than knowing exactly who you are, and that includes getting to know those dark little voices in your head.

And where do they come from? Your overactive brain, that's where. And guess where they don't stand a chance? Your under-utilized heart.

Is it time to demote your brain as CEO of your life?

As women, multi-tasking and doing it all, we have allowed our brains to take over and run the show. In many ways, this has been necessary to get us where we are today, but at some point, our brains got a little bit power-happy. We've got checklists for our checklists. Our phones and other devices are constantly beeping and dinging and vibrating to remind us that we are continuously consumed with obligations and many of us have the idea that we need to take care of everyone and do everything perfectly.

It's simply not true. It's also not worth the price.

I see women in their 30s, 40s, 50s -- women in the prime of their lives -- in my office with symptoms of chest pain, shortness of breath, palpitations and dizziness all stemming from the stress hormones released in the body due to overactive perseverating brains that so often can sabotage success and happiness.

After seeing these patterns repeatedly, I decided it was time to share what I've learned about how to help women stop living entirely from their heads and remember how to live from their hearts. I want to help women understand their hearts, prioritize their hearts, and know exactly what it means to care for their hearts on every level, from the obvious to the not-so-obvious, from direct physical heart health to managing the emotional repercussions of life in the 21st century. I want you know how your heart works, and how your heart can work for you.

Coming out January 24, 2013, is Dr. Suzanne Steinbaum's Heart Book: Every Women's Guide to a Heart Healthy Life. With this book, every woman can come into my office and let herself be transformed. Learn what it really means to live from the heart. Here's an excerpt:

Living from the heart feels much different than living from the head. When you live from your heart, you feel at peace, at ease, and in control of yourself because of a deep inner knowing. You lead with love. You learn how to care for yourself and love yourself. You relax because you know that everything is going to be okay. Living from the heart coaxes your body back into balance. When the heart is in control, your body finds optimum health and starts acting like a well-oiled machine instead of a broken-down car.

We are so used to letting our heads be in charge of our lives that when we start reacting with our hearts instead, it feels like a miracle, like a whole new existence. And it is! The heart is the center of our body's universe and the center of our feelings. This is as it should be. Your head is way off at the edge of your body. You can't balance when you are living from there. Your head isn't grounded in the reality of your body. Let your heart be the center and watch your whole life transform.

When we compartmentalize our lives and forget what matters most to us, we tend to listen to those critical voices in our heads -- those nefarious "I can'ts" and "I trieds," and suddenly we are less than we could be. Every aspect of your life can and will influence your heart, and it is simply a matter of meticulously figuring out exactly who you are.

For example, is "I can't exercise" true? Or is the truth actually, "I can't exercise in the morning because I'm not a morning person." If that's you, then that's you -- and that's okay. But there is a way exercise can work in your life. Is "I tried to be an artist but I'll have to settle for a job I don't like" the truth? Or is the real truth, "My previous attempts at making a living as an artist didn't work, but I can still find a way to channel that part of me and call myself an artist"? Both "I can't" and "I tried" statements are actually indicators of behavior patterns that you can observe and change. When you see them this way, then you can make different choices. When you empower yourself with your own personal handbook for your heart, your own personal Heart Book, then suddenly you have taken over the wheel of your life. You will be the one in the driver's seat.

Living from the heart means really knowing who you are, knowing what makes you happy, knowing your strengths and weaknesses, knowing what makes you tick, and understanding that while you are not perfect, you can be as perfect as possible. That is my wish and challenge for you: Live truthfully, authentically, and honestly, drawing strength and consolation from work, family, love, and health. Cultivate and nurture those things, not from your head, where logic always rules, but from your heart, where you can feel what is right and real for you. Live that way, and chances are things are going to be just fine.

Phantom Limb Syndrome Will Haunt 'Grey's Anatomy's' Arizona, Says Jessica Capshaw

On this week's installment of "Grey's Anatomy," phantom limb syndrome takes over Arizona Robbins (Jessica Capshaw) and the pediatric surgeon -- who had recently (finally) made some progress since losing her leg in a plane crash at the start of Season 9 -- is going to experience a major setback.

Phantom limb syndrome plagues the majority of amputees, "Grey's" star Capshaw explained to HuffPost TV via phone, and it causes painful sensations that an amputated limb is still attached to the body and is moving appropriately with other body parts. "I can only imagine how devastating it would be," Capshaw said. "And it would certainly stop you in your tracks as far as recovery goes. How do you deal with that?"

Below, Capshaw opens up about Arizona's battle this season (which initially "scared [her] off"), being behind this season ("because sometimes it's actually hard to watch"), potential firings at Seattle Grace in the wake of the lawsuit settlement, the debate over just how much gay visibility Callie (Sara Ramirez) and Arizona bring to the TV landscape and much more.

It's been a long season for Arizona. What has it been like for you playing a character who's been in such a dark place?
It's been challenging. It's been really challenging. Shonda [Rhimes, the creator of "Grey's Anatomy"] -- who's like the Oz -- knew way better than I did what the landscape of [Arizona's] journey was going to be. I was scared off by merely the hint of the journey. I just had a baby and I was like, "Wait. Hold on. I'm coming back and I'm going to play this? This is really sad and dark and I want to talk about things that are lovely and light and life-affirming." So I don't know that I was even quite ready for what was about to happen, but, as I tend to do, I said, "Alright. Let's try!" And since we started, it has been dark and it's been challenging and I hope, I pray, authentic.

It's not been pretty. As an actor, I think you get attached to even creating the look of a character and in the beginning, believe you me, I used to look at my makeup artist and say, "Mascara?" [Laughs.] She'd say, "Hmm. I don't know." And I was like, "Yeah, I know. I shouldn't." [Laughs.] It was stripping everything away and you kind of had to lean into it and I did.

Ultimately, it's been a tremendous gift to be given material that is as challenging as this if you feel like you can come out the other end and feel like you did a great job. I'm very proud of the work. But I do have to say, I'm not as current with the episodes as I should be because sometimes it's actually hard to watch for me. And I can't stop talking about the visual effects guys because they're so unbelievable. I mean, they make it look like I have one leg, which also completely flips me out. It's bizarre. And speaking of bizarre, this week's episode really dips into -- Sandra Oh [who plays Cristina] and I were talking about it -- something really cool and totally different and creepy and nightmarish. It's been very interesting to do and ultimately incredibly rewarding.

Yes, in this week's episode, Arizona struggles with phantom limb syndrome. What can you tell viewers about that? Did you do a lot of research?
Yes, I spoke to amputees and we have a wonderful researcher so there was a lot of literature and thankfully, there's a real community. There are places where people who are dealing with this kind of loss can go to to understand the stages, much like grief counselors. If you're lucky enough to be around that kind of resource, you can take advantage of that.

There are many people who go through phantom limb syndrome, which is that you feel excruciating pain where the limb was that is no longer there. So you're on the road to recovery, you're accepting, you're accepting, you're accepting, you're accepting and then all of a sudden, your mind is not communicating correctly with your body and your mind thinks that something's there and it's creating a sensation of pain that your body actually isn't feeling because the limb isn't there. There are a bunch of different therapies and our show represents a couple of them. I can only imagine how devastating it would be. And it would certainly stop you in your tracks as far as recovery goes. How do you deal with that?

That's so upsetting because the last couple episodes, we've seen Arizona really ...
Start to buck up? [Laughs.]

Exactly. Especially in terms of things with Callie. Will the phantom limb be a huge setback for her?
I think the show is definitely not teeing up the story to be one of defeat so I think that ultimately, there's not a closure really, but it's about dealing with this particular syndrome and besting it. She will see an end to it and honestly, it's the road to acceptance and then moving past that because once you can accept that something is gone, you can move on from it. But if you can't accept that it's gone, you're not going anywhere.

At the end of last week's episode, Hunt [Kevin McKidd] learned that the hospital would go bankrupt if they pay the settlement that Arizona, Callie and the other doctors are owed. When will we see the fall out there?
I think it's going to be sooner rather than later. With the arrival of the amazing Constance Zimmer [who's playing Dr. Alana Cahill, a physician?s adviser hired to help Seattle Grace avoid bankruptcy] comes a bottom line. She's kind of the bad news bear. As far as the political climate and the social climate goes right now in our country and probably the world, we're all understanding that there's someone ultimately that comes in and has a bottom line and talks about how there are people who are on teams that aren't efficient and you can get rid of them. So when she comes in, that's her job and it definitely upsets the applecart.

Because of the loss of Arizona's leg, we really haven't seen much else between her and Callie this season that doesn't revolve around that issue. Will there be more interactions with them, maybe as parents and more specifically, as gay parents?
Well, it's hard to work to children. [Laughs.] I mean, I would never want to speak for someone else, but I feel that in playing the character, for sure, you absolutely have to celebrate and understand what your specific life will be and who the character is within the framework of the show. But I feel like I've always approached this character and this couple like we're all just people. I've never felt that we needed to politicize it and I've always leaned away from politicizing it because I think the most important thing is showing relationships and partnerships and love and challenge and making it all about one thing has always been less interesting to me. I think the goal is for us all to be who we are and have that be not only OK, but equal.

I mean, listen, if everything was addressed, the show would be three hours. [Laughs.] We have to trust that the audience will make certain acceptances that [Callie and Arizona] are at home being parents and that will come in and out. But I also think from when I was a fan of the show and it's a show about a hospital and a group of doctors. Of course it's always exciting when their personal lives come into it, but it is a show about doctors. We spend 90 percent of our time telling our stories in scrubs so how can it be about much more?

Does it feel like the fact that Callie and Arizona are not really not viewed as a "gay" couple anymore and are just a couple is a sign of progress?
Yeah. I mean, it's not a big thing. It's interesting. We got into a discussion one time because Derek [Patrick Dempsey] and Meredith [Ellen Pompeo] never kissed inside the hospital because that was when they were at work. And something came up one time when we were blocking a scene and we were thinking we might put in a kiss and then we thought, "Hmm. Does this feel right? We're at work. Do people kiss at work?" And then we were wondering, "Well, is it a straight/gay issue? It doesn't feel like that, but is it?" To be frank, there are people who are fans of the show that do wish there was more of that or less of that. I guess, at the end of the day, we always just end up playing the characters the best we can in the moment.

  • Kurt and Blaine, "Glee"

    Kurt Hummel (Chris Colfer) and Blaine Anderson ((Darren Criss) were the epitome of high school sweethearts on Fox's "Glee" -- and the fan-favorite couple among most Gleeks. Klaine is kind of like a holy word in the "Glee" Bible. Not only were they each other's first boyfriends, but they lost their virginity to each other during the controversial Season 3 episode, "First Time." Blaine has also helped Kurt through some tough times, including standing up to Kurt's bully, Dave Karofsky, and taking a laced slushy to the eye to protect him. Though Kurt's move to New York led to some major problems for the couple, we still have faith that they'll end up together.

  • Michael and Ben, "Queer As Folk"

    For the first two seasons of "Queer As Folk," we thought that Michael Novotny (Hal Sparks) would never get past his obsession with his best friend Brian Kinney (Gale Harold) -- but then he met writer and fellow comic book lover Ben Bruckner (Robert Gant) and his love life took a turn for the better. Together, Michael and Ben had to deal with Ben's steroid use and his HIV, but eventually the two celebrated their marriage in Canada, with Brian by Michael's side, and they eventually had two children. Sure, Ben might think they're "conformist homosexuals," but we're just happy Michael finally got the happy ending that he deserved. They may not have been the show's most popular couple, but they were the cutest. (Sorry, Brian and Justin fans!)

  • David and Keith, "Six Feet Under"

    There was just something that felt authentic and real about David (Michael C. Hall) and Keith's (Mathew St. Patrick) relationship on "Six Feet Under." Keith supported David as he came to terms with his sexuality, came out to his family and struggled to recover from a traumatic kidnapping. They had their struggles, but eventually settled down together, adopted two kids and, as the series finale's flashforward showed, lived a nice long life and eventually got legally married in the state of California. (Yep, creator Alan Ball predicted the Prop 8 ruling way back in 2005!)

  • Cam & Mitchell, "Modern Family"

    Arguably the most popular gay couple on television at the moment, Cam (Eric Stonestreet) and Mitchell (Jesse Tyler Ferguson) are the perfect complement to one another. Mitchell's serious and more introverted, and Cam is a jovial clown (occasionally even literally -- we love Fizbo!). Always a blast to watch, the couple's antics are both heartwarming and hilarious. Even if we don't get to see them be affectionate with each other nearly often enough, we love seeing them raise their adopted daughter Lily together. "Modern Family" writers, now it's time to get these two properly (and legally) hitched!

  • Jack McPhee & Doug Witter, "Dawson's Creek"

    There were many hearts broken in the "Creek," but it was most difficult to watch Jack (Kerr Smith) struggle with each of his relationships after he came out of the closet. When he finally hooked up with Pacey's brother Doug (Dylan Neal), we couldn't help but cheer, and Doug's hesitation to come out at work made Jack finally step up as a confident and proud gay man. Their story wrapped on a bittersweet note in the series finale, as they agreed to raise dying Jen's (Michelle Williams) daughter Amy together in Capeside.

  • Callie and Arizona, "Grey's Anatomy"

    Callie (Sara Ramirez) tried being married to a man (R.I.P. George O'Malley) before realizing she had feelings for women. Her first try at having a girlfriend (Erica Hahn, played by Brooke Smith) didn't end well, but her rebound relationship with Arizona (Jessica Capshaw) made her embrace her sexuality, even if her religious father couldn't. Their relationship has survived quite a bit -- including the loss of Arizona's leg (as a result of Callie's decision) -- but the two vowed to stay together since getting married in front of all their friends, with Dr. Miranda Bailey (Chandra Wilson) officiating. Even with the madness at Seattle Grace, they're still holding on.

  • Willow and Tara, "Buffy the Vampire Slayer"

    You can just call Willow (Alyson Hannigan) and Tara (Amber Benson) the Wiccans that stole our hearts. From their budding romance that grew along with their powers to the tragic end, Willow and Tara were the couple we loved to love. If Tara was under Willow's spell (yes, we're referencing Tara's song in "Once More With Feeling" and the fact that Willow really did cast spells on Tara, grrr), then we were under theirs.

  • Barca and Pietros, "Spartacus: Blood and Sand"

    Two of this show's most winning qualities are the fact that that it depicts a whole range of sexuality with clear-eyed thoughtfulness and that gay relationships aren't treated any differently than heterosexual ones. Barca (Antonio Te Maioho) was one of the fiercest gladiators in "Spartacus: Blood and Sand," and at the end of a long day in the arena, this tough warrior found comfort in the arms of a young man named Pietros (Eka Darville). The couple had their share of ups and downs, but Barca's intimacy with Pietros gave dimension and depth to the character. Terrible things tend to happen to the "Sparatacus" gladiators, who are slaves after all, but at least we got to see the sweet sides of two men who didn't often have occasion to let down their guards.

  • Bette and Tina, "The L Word"

    For six seasons, fans of Showtime's groundbreaking lesbian-centric series "The L Word" followed the highs and lows of Bette (Jennifer Beals) and Tina's (Laurel Holloman) complicated relationship. There was adultery and pregnancy struggles and tons of emotion that all culminated in that very absurd murder in the series finale. Still, we'd like to think that Tibette stayed together ... even in the Jenny Schecter aftermath.

  • Kevin and Scotty, "Brothers and Sisters"

    Kevin (Matthew Rhys) and Scotty (Luke Macfarlane) had their rough patches, but Scotty was the only man who could put up with Kevin's neuroses and the Walker family drama. Their commitment ceremony in Season 2 -- the first same-sex TV marriage ever to involve main characters -- didn't make life a total fairytale, but they did weather quite a few more storms (cheating and a failed surrogacy among them) before adopting daughter Olivia.

  • Emily and Maya, "Pretty Little Liars"

    It was hardly an easy road for formerly closeted lesbian Emily (Shay Mitchell) on ABC Family's "Pretty Little Liars." But when she met Maya (Bianca Lawson), the new girl living in her missing BFF's house (yep, you read that right), she was smitten. Though Emily's mom tried to keep them apart and Maya's parents sent her to boot camp, the two finally found their way back to each other. Maya even made a grand gesture and professed her love to Emily. Sadly, Maya was murdered and Emily, in turn, murdered her killer. Not that we'd condone that but still ... it's sweet as far was "Pretty Little Liars" goes.

Delhi green buildings to get more FAR

greenNew-Delhi- With the recent relaxation of the FAR (floor area ratio) by the Delhi government in the city, the ?green buildings in Delhi are expected to have a higher FAR when compared to the conventional buildings.

Green buildings, which are quite economical, help in reducing the electricity bill, save water and create a comfortable living space. The recent announcement of the implementation of the FAR was done by the?lieutenant governor (LG). The FAR in Delhi mostly varies as per the land?s size.

All the agencies in Delhi were asked by the LG ?to convert the maximum properties in Delhi in to eco-friendly structures as these eco-friendly?buildings are creating a greater impact on reducing the carbon footprint in cities. Apart from this, the green buildings also consume very less?energy?to cool and heat the structure. With the increase of the FAR in Delhi, a large number of people can shift to eco-friendly buildings. This increase in the FAR will also be included in the Delhi Master Plan 2020.

However ?an increase of the FAR by one percent in green buildings has been?recommended by the Delhi Urban Art Commission (DUAC) ?to the urban development ministry. As per a DUAC official, the two key features of their recent recommendations are an increase in the FAR along with the ?permission to use the roof area for the roof-top solar photo-voltaic panels by builders.

The official also stated that, since the?green rating for integrated habitat assessment (GRIHA) has become quite obligatory now, it will not find it difficult to transfer to green?architecture. As per his suggestion, there should be three?independent architects who can take up this project, whereas one of them will be the building architect and the two others to ensure that the construction follows the bylaws. With no hindrances in the project, it will be easy to get clearance.

These incentives are being used in the Western countries too to promote the green buildings wherein most of the countries are recommending for the reduction of the clearance time for green buildings.

Traditional VS Creative Investing

Do you prefer traditional or creative investing? What?s the difference? In this article, you?ll discover the differences, the pros and the cons of both approaches as well as which one is right for you.

First let?s take a look at what each one looks like:

With traditional investing, you?

  • Buy investment properties on the MLS.
  • Find deals by calling up a real estate agent.
  • Buy foreclosures that are listed on the MLS.
  • Buy foreclosures at the foreclosure auction sale.
  • Buy properties from wholesalers.
  • Get into bidding wars with other buyers.
  • Use big earnest money checks to get properties under contract.
  • Put down big down payments.
  • Apply for investor bank loans.
  • Give loan underwriters their proverbial first born child.
  • Make tons of offers to get a few accepted.
  • Constantly looks at deals, on the web and in person.
  • Negotiate deals based on price.

With creative investing, you?

  • Find deals by marketing for motivated sellers.
  • Get to the deals before anyone else knows about them.
  • Has little or no competition.
  • Work with sellers directly without agents involved in the purchase.
  • Usually put up very little earnest money (i.e. $10).
  • Rarely needs down payments.
  • Don?t fill out loan applications.
  • Buy properties with owner financing.
  • Take over existing mortgages subject to.
  • Make several offers on the same property.
  • Create bidding wars when selling their deals to others.
  • Turn every lead into money by assigning the bad ones to agents.
  • Use transactional funding, hard and private money.
  • Rarely look at properties unless to get it under contract.
  • Negotiate deals based on terms, price or both.

Both have barriers to entry; creative investing requires significant education whereas traditional investing requires money and/or the ability to borrow money.

The biggest challenge to creative investing is acquiring the education. First, you have to get access to the right education. As usual, you get what you pay for so typically there is a cost associated with acquiring the right education. Second, having the right mentor or coach to help you along the way is critical to acquiring the right education. Third, you must carve out the time out of your busy life and take the action to actually learn from the education. This is where many people fall short. They want the amazing results creative investing can give them but they aren?t able to follow through with acquiring the education (even if they have invested in the right materials and are working with the right mentor).

The biggest challenge to traditional investing is getting access to the money; money for earnest money checks, money for down payments, borrowing money from banks and in some cases, the money to conduct renovations on purchased property. Although it is possible to get access to money through private individuals, most use the money they have accumulated over their lifetime, such as in a retirement fund or the selling of a business or an inheritance, along with leveraging their good credit and strong financial position to borrow money from banks. Although there is some education required to be effective with traditional investing, the traditional formula is relatively simple; hire a real estate agent to find potential deals, make tons of low offers, get one accepted, buy the property, fix it up & resell it or rent it out. Then, repeat. Creative investing is not quite as simple and has many, many different facets so the education required is substantially more involved.

Which one is better?

In full transparency, I am a bit biased toward creative investing because when I got started, I was homeless (true story) so I didn?t have much of a choice, I had to go the creative route. So I am a creative guy from the onset. But the traditional approach is powerful as well. For example, traditional investing allows an investor to buy a whole lot of property very quickly. A very recent trend in the marketplace involves Wall Street (large hedge funds and private equity firms) buying up single family homes at a very rapid pace. They are buying foreclosures in bulk as well as listed properties. Since now is the perfect time to be buying real estate (most experts agree that we have hit the bottom of the market), for those organizations that have a whole lot of cash, traditional investing allows them to buy thousands of properties very quickly.

In addition, when you invest traditionally, you can buy property for long term wealth building purposes at a lower amount than the creative approaches of owner financing or subject to. The reason is that typically, a seller will either give up favorable terms for you as the investor in exchange for a higher sales price or the seller will take a lower price in exchange for all cash in their hand quickly.

Also, with absolute auctions, there are cases where a traditional investor can get a tremendous deal by being the high bidder when there are little or no other bidders.

Creative investing has its own set of benefits too. Most importantly, you can make a whole lot of money and build a fortune with very little money and/or no credit. But also helpful is that creative investing is consistent whereas traditional investing ebbs and flows with the changes in the marketplace. When the market is booming, there are less traditional deals. When the market is depressed, there are tons of traditional deals. With the creative approach, the source of deals are motivated seller. A motivated seller is created by extenuating circumstances that are typically external to real estate; life challenges such as divorce, illness, financial problems, death, job transfer, downsizing, upgrading, and so on. These are things that humans will be dealing with in good times and bad for centuries to come.

Also worthy of note is competition. There is very little competition in the creative investing realm unlike the traditional arena. Interestingly enough, traditional investor competition benefits creative investors because they can sell their deals to the traditional investors. For example, while traditional investors are panicking that the sky is falling because Wall Street has entered the game, creative investors benefit from the hedge funds getting into the market because they can flip their deals to them. (Now if all the traditional investors figured out how the creative investors were doing what they were doing, then those creative ones would be in trouble!)

Ironically, now that I am in a financial position to be a traditional investor, I still prefer investing in real estate creatively. I would rather pay a little more for a long term hold property than put my name on a loan. Andrew Carnegie said in his autobiography written over 100 years ago that you should never personally guarantee a business loan. I consider a mortgage on an investment property a business loan so applying Carnegie?s rule, I avoid getting bank loans for the properties I purchase. Also, I would rather wholesale rather than rehab and resell.

26 Tips for Getting Started With Social Media Marketing | Social ...

Do you want to reexamine how you?ve been using social networks?

In this post, I?ll cover 26 tips, an A-Z guide, to help you understand the backbone of successful social media strategies.

#1: Assess and Reassess

One way to assess whether to use one of the ?big four? social networking sites as Samson Lov refers to Facebook, LinkedIn, Twitter and Google+, is by looking at the statistics?number of users on each network.

Statistical data is an interesting factor to look at while you decide where to build presences. However, keep in mind it?s one of many perspectives. Some social networking sites may make more sense for your business than others. We?ll discuss this further in Tip #19, Start Somewhere and Start Small.

#2: Build a Group of Followers

Austin Considine reveals the ?worst-kept secret in the Twittersphere.? He writes:

?That friend who brags about having 1,000, even 100,000, Twitter followers may not have earned them through hard work and social networking; he may have simply bought them on the black market.?

Rome wasn?t built in a day and neither are social media followers. Companies should think of followers as something they?ve earned?the virtual pat on the back.

#3: Curate Content

The question about original content vs. curated content can be a little confusing at times for businesses starting out on social media. Bottom line, you need to do both. A good rule of thumb is the 80-20 rule?use 80% others? content and 20% your own.

Eric Savitz explains,

?As content marketing becomes increasingly central to the overall strategy, marketers look to content curation as a way to help cut through the clutter and provide their prospects with the valuable information for which they are looking.?

#4: Dedication for the Long Haul

The problem that many businesses run into is that they start using social media with lots of good intentions, like someone who has made a New Year?s resolution to exercise every day.? They have great attendance at the gym in January, and by February are missing in action.

#5: Elicit Responses

No one likes to be talked at without being given an opportunity to respond. If you have a blog, let your users communicate and respond to your posts via comments. Ask thought-provoking questions on your other social networking sites that people will genuinely want to respond to.

#6: Follow Twitter Lists

There are many benefits when you create and follow Twitter lists. Crystal Vogt suggests:

#7: Goals Shouldn?t be Hidden

David Meerman Scott writes in his book, The New Rules of Marketing & PR:

#8: Hometown Perspective

Sometimes it can be confusing to understand the difference between social networking sites.? I love Jeffrey Hayzlett?s hometown analogy:

?Think of LinkedIn as a sign that you post on Main Street; Twitter, the view from your front porch as you wave when people go by; and Facebook as the den you use to invite special people to get to know you.?

#9: Industry Contacts + Clients = Users to Follow

Georgina Laidlaw offers a list of mistakes that might be strangling your success with social media and includes one major oversight that I?ve seen made repeatedly by businesses: Not following or friending industry contacts (and clients, too).

When you follow your contacts and clients, you?ll have an opportunity to read their news; see first-hand what content is important to their business; and?comment, respond and further your dialogue.

#10: Join the Conversation

By now, the phrase ?join the conversation? has been added to the ranks of social media clich?s. If your company is able to assign a few people who can regularly represent and speak on behalf of the company via social media, you will find many rewards.

Speaking of conversation, businesses who claim a presence on social networking sites need to have a unique and recognizable voice. We?ll talk more about voice in Tip #24, Voice Lessons.

#11: Keyword Research

Caroline and Steve Melberg point out that keyword research is one of the most important parts of the SEO process, ?yet few small business owners actually conduct a full and complete keyword research exercise before engaging on their first SEO campaign.?

Caroline and Steve consider keyword research to be essential to help businesses:

  • Identify the best and most profitable keywords for their campaigns
  • Find missed opportunities that may be profitable for their niche, and conversely, ones that should be scratched from their list

#12: Location, Location, Location

In one of our earlier 26 Tips articles on the topic of location-based marketing, we referenced Neil Patel?s 8 strategies for local search that provide excellent guidelines to launch local campaigns and are worth repeating here (followed by Tip #13, Market Your Business Locally, with additional thoughts about local listings).

  • Keyword research to focus on industry-specific terms and geo-specific terms.
  • Optimize your website for local search by adding locally optimized title tags and meta descriptions.
  • Create a geo sitemap.
  • Have the best Google Places listing possible.
  • Build profiles on other sites to build citations for local SEO.
  • Get local reviews when you add buttons to your website and encourage reviews.
  • Build links from related local businesses and local bloggers.
  • Optimize your social pages (Facebook Page, Twitter profile, LinkedIn page, Google+, etc.) for local.

#13: Market Your Business Locally

With the rise of smartphones, tablets and mobile devices, local marketing has become increasingly important for businesses. Sian Simon?suggests factors that help to get good local listings:

  • Create a profile within the search engines themselves.
  • Get listed in local directories (e.g.,?Superpages, Citysearch), which give you a chance to be displayed more than once in the search engine?s results.
  • Claim your business listing and create your profile?you can get started with Google, Yahoo! and Bing.

#14: Netiquette and Response Time

Tom Cull offers advice regarding business response time on social media:

?It could be a blog comment, a message through a form on your website or an email straight into your inbox; all potentially as good leads as each other. What the customer wants in each case is a prompt response, which addresses their inquiry and provides a next course of action. If it?s a personal blog, email or even social media, then people generally expect a response in 1-2 days.?

#15: Objectives for Social Media Success

Forrester Research has analyzed hundreds of companies that have successful social media strategies. From their research, they?ve identified five primary objectives for success:

  • Listening?Use social media tools to research?and better understand your customers.
  • Talking?Use social media to spread your brand and company goals.
  • Energizing?Find your ?unofficial? leaders and brand enthusiasts and use social media to supercharge the power of their ideas and word of mouth.
  • Supporting?Set up social media tools to help your customers support each other.
  • Embracing?Integrate your customers into the way you do business and give them an avenue to share product ideas and cost-saving tips. This is the most complex strategy; and one, when implemented well, can demonstrate the greatest ROI.

#16: Patience Is a Virtue for Social Media Marketers

Ilias Chelidonis reminds us,

?Anything that is worthwhile takes time to build, and growing tribes and followers on social networks and creating community takes time. One way to think of it is like building a house ?one brick at a time.? In the case of social media, it is one piece of content at a time.?

#17: Quick on Your Feet

In Tip #14, we discussed the importance of responding to users? inquiries within 1-2 days. But social media can also be unpredictable. A negative comment can set off a chain reaction, so you need to be quick on your feet to diffuse things before they get any worse.

Nicholas D?Angelo offers the following advice:

?As a brand, or especially as the social media manager of a brand, having negative comments or a ?brand assassin,? can have a drastic effect on the way your firm is perceived by others. As a brand you have to:

  • Be the bigger person
  • Seek resolution
  • Try to help
  • Do everything in your power to turn this ?brand assassin? to a ?brand ambassador? and take the higher road.?

#18: Round Robin Your Team?s Thoughts

Sometimes, even with all the best intentions, a company doesn?t instinctively understand the value that a social network can provide to their business.

Heather Clifford suggests looking to your internal teams for ideas.

?Why not host a social get-together with your team and discuss all the valuable aspects of your company??Do a round robin and allow each person on your team to give their thoughts? Harness the value that is right beneath your own roof. Possibility thinking?along with?group input is extremely valuable today.?

Confer with members of your team about company messages on social media and see what insights you gain.

#19:? Start Somewhere and Start Small

In Tip #1, Assess and Reassess, we discussed social platform decision-making in terms of the size of networks.

Mark Parker offers this piece of sound advice:

?The best place to start is to look at who you want to communicate with, define your typical customer?and look at their familiarity with technology and where you are likely to find them.?

He also cautions to not ?over-think the interaction? start somewhere, and start small.?

Whether it?s one of the ?big four? or?YouTube, Pinterest, Yelp?or one of the other many sites, choose what?s most relevant for your business.

#20:? Time Allocation

In the fall of 2012, VerticalResponse surveyed 462 businesses with fewer than 100 employees and found that 43% of small businesses are spending at least 6 hours per week on social media.

Finding social media content was reported as taking the most time, followed by learning and education, analyzing efforts, scoping out the competition and responding to questions.

#21: Update Overload Can Be a Problem

eMarketer reported on a study conducted by SocialVibe that found ?one-third of US Internet users who had ended a social connection with a brand did so because the company simply posted too many updates.? Communicate and educate. Don?t inundate.

#22: Voice Lessons

What does your business sound like on social media? Are you professional? Friendly? Friendly professional? Serious? Too serious?

Brad Smith recommends that businesses should have a unique voice and personality.

Does your business sound like someone people will want to talk to? Another way of looking at it?would you want to talk to you?

#23: Ways to Capture Different Kinds of Visitors

Darren Rowse suggests catering to two different kinds of blog readers: 1) the hard-won, single visitor and 2) the generic, viral visitor.

For?hard-won, single visitors, Darren recommends capturing their attention with things such as:

  • Link to further readings on the same topic
  • Include signup forms/newsletter subscriptions
  • Provide a contact form for questions they might want to ask
  • Provide free download targeting their need
  • Have active community of commenters or forum members
  • Link to social media/RSS subscriptions

For?generic, viral visitors, Darren recommends:

  • Make comments on posts prominent
  • Offer a free download or subscription related to the same content on the same page
  • Follow up with the linking site to see if they?ll accept a guest post, so you can further build your profile with the site?s readers
  • Offer the linking site an exclusive piece of quality content (e.g., a white paper or report that links back to your blog)

#26: Zero Cost of Entry, but Is Social Media Really Free?

Tom Johansmeyer points out that many of the costs associated with social media marketing are not immediately evident. Many of the platforms are free to join and set up a profile, but there are other things to consider:

  • The primary issue is content: you need to be able to publish blog posts, tweets and status updates.
  • You need to think about content promotion? i.e., getting people know about and read your content.
  • There can be public-relations efforts, search engine optimization and community development and management required. This involves more people, more time and more expense.
  • As with any marketing activity, measurement is necessary??Google Analytics, Facebook Insights and time with the likes of bit.ly and Topsy, though free, require someone to look at them, crunch the numbers and draw conclusions. Tom asks, ?So, is social media marketing really free?? As he says, ?Anyone who?s made a serious effort to do it knows that there are expenses all over the place. Don?t take this as a reason not to hit the social media world to market your company??

Italy's Berlusconi drops allies accused of mafia links

ROME (Reuters) - Former Italian Prime Minister Silvio Berlusconi has dropped former allies accused of corruption and mafia association as election candidates, in a bid to shed the image of scandal that has dogged sections of his center-right party.

Late on Monday, Berlusconi's party secretary Angelino Alfano said Nicola Cosentino, a former junior economy minister whose power base is in the heartland of the Camorra or Naples mafia, would not return to parliament after the election.

Cosentino has denied any wrongdoing and party officials have said the decision was taken only to avoid the issue being exploited by electoral rivals.

"This choice does not imply a judgment that those involved are guilty," said Fabrizio Cicchitto, head of the PDL party group in the lower house of parliament.

"I continue to believe that Nicola Cosentino is innocent and has been the target of an extremely harsh campaign by media and judges," he said.

Cosentino, who was forced to resign from Berlusconi's last government in 2011 over an influence-peddling scandal, is under investigation for association with the Camorra in the Casal di Principe region near Naples.

Berlusconi, who is himself on trial over accusations of paying for sex with a minor as well as tax fraud, has been under heavy pressure to clean up his People of Freedom (PDL) party ahead of elections on February 24-25.

It is unclear what impact the decision will have on the vote but the Corriere della Sera daily said Berlusconi's office had seen projections which estimated it could add 2 percent to build on a strong recovery seen since the start of the year.

A poll last week by the SWG institute last week showed the center-left bloc led by Democratic Party leader Pier Luigi Bersani on 33 percent, ahead of Berlusconi's alliance between the PDL and the Northern League party on 27.2 percent.

Both the Democratic Party and outgoing Prime Minister Mario Monti's centrist bloc have pledged to present only candidates not under investigation or facing criminal charges.

Berlusconi has long defended Cosentino and others who have also been excluded from the PDL's electoral list but growing public anger with corrupt politicians and a string of high-profile scandals, many involving the PDL, has forced him to act.

However the move risks causing ructions in the party, where Cosentino and some of the other parliamentarians now excluded, command strong local voter loyalty.

Italian newspapers reported that the decision was only taken after fierce resistance from Cosentino, who faces the threat of immediate arrest once he loses his parliamentary immunity. Some newspapers reported that he had almost come to blows with Alfano at a heated meeting over the weekend.

The move, which Italian newspapers speculated could cost Berlusconi heavily in Cosentino's home Campania region, follows several other high-profile exclusions of former allies.

At least seven other former ministers or prominent allies, including four politicians from the Naples region, have also been dropped from the list presented by Berlusconi's People of Freedom party on Monday evening.

Also not returning to parliament is Marcello Dell'Utri, a senator from Sicily and one of Berlusconi's oldest associates, who is appealing a conviction for mafia association and who has other convictions for tax fraud.

Under Italian electoral law, voters do not vote for individual candidates but must choose a single list put forward by a party or coalition.

(AP) ? Notre Dame linebacker Manti Te'o will be interviewed by Katie Couric, the first on-camera interview given by the All-American since news broke about the dead girlfriend hoax.

Te'o and his parents will appear on Couric's syndicated talk show Thursday. ABC News announced the interview Sunday, but gave no details as to when it will take place and where.

Te'o gave an off-camera interview with ESPN on Friday night. He insists he was the victim of the hoax, not a participant. The Heisman Trophy runner-up said he had an online romance with a woman he never met and in September was informed that the woman died from leukemia.

Te'o told ESPN that the person suspected of being the mastermind of the hoax has contacted him and apologized.

I expect the glass movement will take hold but eventually in a different form. perhaps a sticker that you can attach to your eyeglasses or sunglasses yet such a development is likely 5+ years away.
